Residential Districts: R4-1
R4-1 districts and R3-1 districts are similar, both are
limited to single- and two-family detached and semi-detached
houses. The R4-1 district, however, generates larger houses
on smaller lots because of its narrower lot requirements for
detached residences, and the 50 percent increase in FAR to
0.75 (plus an attic allowance of up to 0.15 FAR). Zero lot
line buildings that abut one side lot line are also
permitted. Portions of Baychester in the Bronx and Bayside in
Queens are examples of R4-1 districts.
In order to maintain the streetscape, the front yard of a
house must be at least as deep as one of the adjacent front
yards; it must be a minimum of 10 feet deep but need not
exceed 20 feet in depth. Any part of a building that is
higher than 25 feet is usually set back or under a pitched
roof. One parking space is required for each dwelling unit.
